Timloc Move to Ozone

East Yorkshire manufacturer Timloc Building Products is to become the latest in a string of big-name companies to move to Ozone Business Park in Howden.

The company, which is part of Alumasc Group PLC, joins national operators Warburtons, TNT, Image Data Group and DPD on the park which is being brought forward by leading property developer, Horncastle Group PLC.

They are relocating from Rawcliffe Road in Goole to a purpose-built, 88,000sqft two-storey unit to facilitate the expansion of its manufacturing capacity.  The move will also provide better access to the motorway network than its current location, as Ozone Business Park lies less than a mile from Junction 37 of the M62.

Michael Leaf, divisional managing director at Timloc, said the move was fantastic news for the company and will support the company’s future growth plans.

Mr Leaf said: “Timloc is a well-known and trusted brand in the building products sector, supplying the UK’s leading national and independent builders’ merchants. To ensure our success continues, we are looking to expand our manufacturing and warehouse operations”.

“To facilitate that, we need a modern, purpose-built building with better access to and from our site, but also to the motorway network. Ozone Business Park fulfils all those requirements, but crucially, is close to our current base in Goole, so the move will not impact negatively on our workforce.”

Mr Leaf added that Ozone Business Park was the perfect size for Timloc’s requirements.

“On a really big business park it would be easy to lose your identity,” he said. “So, while Ozone Business Park hosts some excellent national companies, it is not so big as to make finding individual businesses difficult or for customers, suppliers or logistics companies to negotiate their way around, which is a huge asset.”

Ian Hodges, managing director of Horncastle Group, said he was delighted Ozone Business Park continued to attract well-known, successful companies.

He said: “Timloc Building Products is a fantastic local company whose success means it is in need of premises that truly befit its future development requirements”.

Work has started to prepare the site and construction is expected to be finished by October 2017.  Once completed, the building will be retained by Horncastle Group and leased to Timloc on a long-term basis.

DPD take possession of new Distribution Hub at Ozone, Howden

DPD, the UK’s favourite parcel delivery company, has taken possession of a new distribution depot in Howden, built by leading property developer the Horncastle Group PLC.

The 47,145sqft unit, on Ozone Business Park, near Junction 37 or the M62, will create 50 jobs and forms a hub for the company’s parcel distribution services across East Yorkshire and the wider region.

The £4m development sits on a 4.5-acre site and includes a distribution warehouse, 6,716sqft of offices space, 59 van and HGV trailer parking spaces and 60 car parking spaces.

Once fully operational the facility will be able to process up to 20,000 packages a day for delivery to residential and business addresses within a 50-mile radius of Howden.

Ian Hodges, Managing Director of Horncastle PLC, said he was delighted that Ozone Business Park had attracted another top, national company, which was testament to its fantastic location and the quality of facilities available.

DPD moved from their existing site in Goole to the new premises, to accommodate the company’s significant growth plans.

Mr Hodges said: “DPD is a very forward thinking company and had a very clear vision as to what they wanted to create with this development. We worked closely with them to ensure those ideas were implemented and the design of the distribution depot promoted the most efficient processes in the parcel distribution industry”.

“The building was completed on schedule and to budget, enabling DPD to take possession in advance of their busiest seasonal period. I am extremely pleased to be able to hand the building over to DPD and to have another fantastic, national company operating from Ozone Business Park.”

The investment follows a period of unprecedented growth in the UK for DPD, thanks largely to the success of its unique Predict service.  Predict notifies customers of their one-hour delivery slot in advance, so that they don’t have to wait in all day for a parcel.

Louise Ferguson, General Manager of Property at DPD, said the new state-of-the-art facility would enable the company to provide an unparalleled parcel delivery service across East Yorkshire and the wider region.  Ms Ferguson said: “This investment enables us to meet our growing business needs as well as providing significant extra local employment. We’re delighted to take possession of our new distribution hub.”

Ozone Business Park is a 32-acre site based on the A614 and is part of the Goole/Howden employment hub.  It is home to a number of big name companies including Warburtons and Image Data.

Horncastle Group PLC will retain ownership of the building and lease it to DPD on a long term agreement.

The principal contractor on the scheme was Hull company Hobson and Porter.  Mr Hodges said Horncastle PLC always tried to use local contractors whenever possible.

“It has been a pleasure to work with Hobson and Porter on this development, as they ensured the build process ran smoothly and everything went according to plan,” he said.  “It has always been Horncastle’s policy to use local contractors because it has positive consequences for the local economy.”

Leading UK Parcel Distribution Company on the move to Ozone Business Park

DPD UK Ltd is the latest company to take space at Horncastle’s Ozone Business Park near Howden, East Yorkshire following a deal secured by property advisers JLL.  The UK’s leading parcel distribution company has agreed to take 47,145 sq ft of warehouse space which includes 6,716 sq ft of offices.

Planning consent for the brand new facility has now been submitted and is due for determination by the end of February 2016.  DPD plans to relocate its staff from its existing site in Goole on completion of the building.

Louise Ferguson, General Manager of Property at DPD, said: “Following a period of sustained growth, this investment in a modern, purpose-built distribution facility allows us to expand our existing operations to meet our growing business needs.”

Situated on a five acre plot, the site has 59 van and five HGV trailer parking spaces along with 60 car parking spaces.

Ian Hodges, Managing Director of Horncastle, added: “DPD joins a growing line up of quality businesses at Ozone and we look forward to welcoming them to the park. We are confident further interest for logistics firms will continue to follow as a result of this latest deal.”

Rich Harris from property consultants JLL, who advised on the deal, added: “Sitting within the growing Howden and Goole employment hub, and with a focus on modern energy efficient buildings, Ozone Park is extremely well placed to attract both industrial and distribution occupiers looking for buildings which add value to their business.”

The company employs more than 9,000 people in the UK, operating more than 3,000 vehicles from over 50 locations and delivering 190 million parcels a year.

Ozone Business Park is located on a 32-acre site on the A614 Howden Road near to junction 37 of the M62 motorway.  Existing occupiers include TNT and Warburtons.

“2014 was a busy year for the company as we accelerate development at The Beacon in Hull and Green Park in Newport, creating a firm foundation for further progress in 2015, In addition, we also celebrated the 50th anniversary of the business. Progress at The Beacon, Green Park and Ozone was fuelled by further injection of funding from the European Regional Development Fund (ERDF), which will help deliver the best new office, industrial and warehouse space in the region.”

Our Developments

The Beacon Hull:

Development has continued to flow smoothly on the headquarter office and leisure park The Beacon, in Hull, over the past year. What started as a speculative development and one where plenty of risks were concerned in terms of developing an entirely new business park from scratch, the site has become home to global leisure operators KFC and Costa Coffee, as well as a Marston’s pub and restaurant; The Red Sails Carvery. More importantly, 2014 saw the first two office buildings (comprising over 25,000 sq.ft combined) constructed and occupied by City Health Care Partnership in Office 1, and Interbulk Group in Office 2. Interbulk has moved its global dry bulk headquarters to The Beacon, and we are very proud to have been able to provide Interbulk with its brand new head-quarter facility.

This year The Beacon will see a brand new drive-thru restaurant built on Plot 2 along with a further 25,000 sq.ft of high quality, grade A office space in the form of Offices 3 & 4. An 18,000 sq.ft hybrid facility for office and industrial use on Plot 6 is also due to be developed. With a shortage of Grade A quality office space in Hull & East Yorkshire, we recognise that the best businesses need the best buildings to grow.

We are expecting this premium office and leisure business park will be fully developed by the end of 2015.

Green Park Newport:

Over the past year, the new 18 acre business park of formerly developed land, situated off Junction 38 on the M62, has made great progress and contractors are currently on site constructing to 10 unique Eco-Offices of 450-900 sq.ft each and a 20,000 sq.ft Eco-Industrial unit by April 2015; comprising the first phase of development. Green Park is also a speculative development which again has been part funded by ERDF. The Eco Offices will offer small businesses in the area to buy or rent an energy efficient, high quality office of 450 sq.ft or 900 sq.ft. The industrial and warehouse space of 10,000-20,000 sq.ft will offer a business a new building in a prime location, with great access to the motorway network.  Green Park will be established in next few years as a hub for business in the Newport/North Cave areas and the rest of the land will be developed in the near future to provide more office, industrial, warehouse and leisure space in this growing employment area, so keep an eye out!

Wild animals come to Ozone Business Park

photo[2] Giraffes, Elephants and Hippo’s have started to appear at the Ozone Business Park on the new signage being erected by local signs company Envisage Print Limited. The business park at Junction 37 on the M62 at Howden East Yorkshire is being developed by Horncastle and occupiers include Warburton’s, TNT and Image Data Group. The site extends to 32 acres and features fully serviced plots to suit both industrial and warehouse users. Buildings can be provided subject to terms on a design and build basis usually within 26 weeks.
